Lusaka CBD to expand

Government has embarked on the construction of a multi- billion kwacha housing project in Misisi compound as part of the expansion of Lusaka Central Business District.

Local government Permanent Secretary Timothy Hakuyu said this when he appeared before the parliamentary committee on government assurances, Tuesday.

Mr Hakuyu has assured the people in Misisis and Kuku Compounds that they will be compensated through the housing project.

He added that the residents will not pay rentals for the government houses.

Mr Hakuyu told the committee that this is part of the expansion of Lusaka City.

He further said that a business complex has already been designed.

And National Housing Authority Chief Executive Officer Elias Mpondela said a Chinese company called China National Complete Trans Import and Export group will take part in the construction project.

Mr Mpondela said the project which will cost 200 million US dollars will take six years to be completed.

  4. This must be the most interesting election year ever. #4 futureZed, has asked a vital question on how the houses will be maintained. Existing government buildings are in deplorable state, most of them have never had a fresh coat of paint since they were constructed, not even to mention the roads network and drainage system, the list goes on and on. This so called Misisi housing project is nothing but a campaign strategy, just like the cheap talk of building of a modern hospital and high schools in WP. Zambians cannot be fooled forever. Very soon they will promise us holiday trips to the moon.

    • I think I can relate to Tito smoetimes when we come in to a new thing, it is hard to conceive of how to proceed into the unknown. Does he have access to local human resources to help him get ideas to move forward? Is there any communication between the three groups you are working with, to help each other?

  11. Expanding Lusaka CBD to Misisi with housing when Kamwala is the nearest residential area to the CBD! Does the government understand the meaning of CBD? And people claim that there are no “planners” in Zambia; surely, which planner would like to work with such mediocre leaders who do not even understand what they want to do? Desparation indeed. Well, there is still massive under utilised buildings and or land within the current CBD in Lusaka. However, who would like to go there when there is no physical infrastructure warranting full use of the CBD? Sad indeed!! Or shall I say, no Fwaka.

  17. Whilst opposition are busy barking aimlessly without plans for the nation, the RB administration is busy at work drawing up plans and implementing many developmental projects. This is a good project. It’ll raise land values and bring in investment. One has to work in real estate to understand the importance of land values. Even putting up a nice rose garden on your property raises your land value. Such a project will prove to be good for the business complex designed seeing that people in offices would like to have a good view as this relaxes them during work as opposed to an eyesore. This is also essential in raising land values.

  25. Is this the beginning of the vision 2030 master plan for the development of Lusaka? I can’t wait to see this come to fruition. Atleast ka Lusaka can look much betterko. It doesn’t matter who implements this development plan, what we need is a better Lusaka. Next should be Chibolya, Chaisa and Mandevu. Go RB and whoever will come after you.

  26. Trust the MMD at your peril. How can these guys handle such a major project when they cannot even handle floods in the city of Lusaka which only require good drainage design and proper roads so that cars and other vehicles do not keep on digging potholes?

    In any case, there ie need to redesign Lusaka so that there is de-congestion by setting up smarter business districts around Lusaka, supported by ring roads and in future, commuter trains.

This is like a disaster coming.Which CBD in the world has infill of residential housing?IT sounds as if the only purpose is expanding the tiny CBD just for better “skyline” and bragging rights.Cities with real CBD’s are done by private sectors and gov’ts just provide infrastructure.I’d rather we have a small but clean,well supplied and maintained CBD rather than a Lagos style monster.This will be a traffic nightmare in the future if you centralize too much.

In the other paragraph he goes —— “the design of the complex has already been completed” What does he mean when he says Government has embarked on the construction of the complex when they have not even started the constructions?

  30. These are projects we should have been accustomed to by now, it doesn’t matter who started them or who’s idea it is, lets’ just move forward we are tired of threading other countries. sata had the idea RB wants to implement it at long last, thanks it’s been long overdue.

  31. GRZshould declare Msisi compoound a disater area. Building residential flats will not solcve anything instead that area should comprise something like the Levy Junction park. GRZ should find alternative land and build low cost houses and relocate those affected. Most of the petty thieves in town come from nearby compounds. This should also apply to Chibolya and Kamwala Prison and surrounding area. You mean GRZ cannot find alternative land a build a modern prison say near state lodge or Shantumbu. Lets not forget that just like a mortuary one day one will find himself there either self or relatives. Every person who is alive is a would be potential prisoner.

Msisi compound is within the commecial area.CBD seems will not be a housing project that area might just be extended into a central business place.Look at the way traders at comesa market are over crowded they even cover one lane of Lumumba road causing traffic Jam along lumumba road.I just wonder whether the authorities are waiting for a tragedy to happen.The way they have built manda hill is the way town centre was suppose to be,such that no motorist will be going round town looking
    for a parking slot.

  34. This project is a non starter as there is no date whn the work will start. is it there in the budget or just same propaganda by govt in election year. Free accomodation for cadres or wht and when wil ths be extended to other parts of the country b4 we are charged for treason by demanding ths

  35. These guys are in such a hurry to try and hoodwink us into believing that they are working they are ending up talking about things they do not even understand. You cant expand the CBD by building housing projects. As noted by #16 do they know what CBD means? Also why is this being mentioned only now that the elections are upon us? History has it that there is usually a lot of hot ir blown in election years so if you are smart you wouldnt believe any of this till work is seen physically being done on the ground!

  36. Don’t make high buildings when no Lusaka water can not provide enough water pressure for sanitation. it will be a another garbage dump.

Our undergraduate students’ work has revealed that the masses want shanties demolished and replaced with different business and well designed residential structures including some similar to the one planned in Misisi. They reveal too that whilst it is ok to have satellite CBDs in different suburbs of Lusaka, a CBD does not mean residential flats. The students are still researching whether other shanties will be treated the same with free housing…The once beautiful Kafue round about is now an eyesore. Kamwala should have been the first place to be transformed.
