Chaminuka Wildlife Estates- a uniquely positioned oasis in Lusaka

Kenneth Kaunda International Airport is expanding; redeveloped and flight-handling capability being increased. Improved airports drive increases in commercial development within the immediate vicinity, which in turn drives increases in desirability of residential properties that proffer easy access to these services.

The re-development of KKIA has long been anticipated, with speculative commercial developers making early moves towards establishing facilities in the area. For example, Waterfalls Shopping Centre has been earmarked for many years, and Garden City office and mall complex is already fully operational, with a catchment area that extends into Chongwe and beyond Chaminuka Wildlife Estates to the North.

Industrial and commercial plans in the area are on the increase, with the COMESA Headquarters earmarked, and Hitachi and Delta (both in the heavy equipment industries) already having established their operations along the airport road. The strategic location of these last two is clear: close proximity to the airport, easy access to the East and, better still, they will be first movers on the use of the Airport – Chisamba link road, which passes Chaminuka, as a means of reducing transport time to the Copperbelt and DR Congo.

The increase in commercial developments close to KKIA will in turn influence residential property pricing that offers easy access to all these services. In this context, Chaminuka Wildlife Estates is uniquely positioned to take advantage of this: not only do the plots have direct access to the soon-to-be-upgraded Airport – Chisamba route, but the development is strictly controlled, protecting the wildlife and natural habitat within the area.

This provides a pleasant alternative to the rapid, sometimes unmanaged development and construction that can end up encroaching into prime residential zones. Chaminuka Wildlife Estates will remain an oasis, a managed parkland within Lusaka, no matter what development takes place, while its residents and those residing in Chongwe generally can take advantage of the economic opportunities being presented by the redevelopment of the airport and new commercial zones.

  1. Upgrading of the KKIA is good news. Am also happy to learn that industrial and commercial plans in the area are on the increase including the ear marked COMESA headquarters. Works on the chisamba link road have however taken too long ,what is going on?

  3. leave Mushota alone and answer my question. what has happened to the works at the Chisamba link Road. Is it Zambian Contractor issues? Please I need an answer.

  4. How about getting those crooks to lay tarmac in Meanwood if you want to redevelop the area or use the kickbacks you got from this airport contract.
